As a BUYER'S AGENT I owe fiduciary duties to the YOU - the BUYER!
I represent YOU - it's my fiduciary duty to look after your interests. A buyer’s agent is engaged by a buyer to represent the buyer’s interests by negotiating the purchase at a price and on terms acceptable to the buyer.
How I do this through:

🔘 Disclosing all facts materially affecting the party’s ability and/or willingness to perform

BEFORE we can tour homes lender pre-qualification is a MUST to know how this fits into your financial life and it will also be a key component of our search strategy.

So many FORMS...
They are necessary to ensure an equal and fair process with no funny stuff! Several are New York State forms to ensure compliance with laws and some are local Greater Rochester Association of REALTORS® transaction forms - we are not recreating the wheel here, we rely on high quality documents prepared hand in hand with the real estate practitioner and real estate legal communities. OFFER ACCEPTED - Now What?
A LOT happens between contracting and closing. Much of it you won't see but lots of people are working hard behind the scenes to get you into your home - ME! - and attorneys, paralegals, mortgage processors, surveyors, appraisers.
At the CLOSING Table
The DATE of closing on your contract is a target and closing typically occurs within two business days of that date if there are no significant delays. Your real estate attorney will set the closing date and time.
You, your attorney, the seller's attorney will be there. If you are financing then your bank's attorney will also be there. I will not be present as there is no direct role for me, I will be available "on-call".
And YES - that is when you will get the KEYS!
